Lines, Layouts and the ADA
Line striping is more than repainting stripes. The Department of Justice treats restriping a parking lot as an alteration, so when lines are repainted, accessible parking must meet the 2010 ADA Standards in number and design. That covers how many accessible spaces the lot needs, the width of spaces and access aisles, the share that must be van-accessible, and sign placement.
What we paint
- Standard and angled stalls
- Accessible spaces, aisles and symbols
- Arrows, stop bars and crosswalks
- Fire lanes, loading zones and curbs
- Numbers and words
Restripe or relayout
Restriping follows existing lines. A new layout, after paving or when traffic patterns change, is measured from scratch and costs more; HomeGuide puts it at 20 to 50 percent above restriping. It is also a chance to improve flow or move accessible spaces closer to the door.
Accessible space dimensions
Car-accessible spaces are at least 96 inches wide with a 60-inch access aisle. Van-accessible spaces are 132 inches with a 60-inch aisle, or 96 inches with a 96-inch aisle. One in six accessible spaces must be van-accessible. Spaces and aisles must be nearly level, no steeper than 1:48, and signs are mounted with the bottom at least 60 inches above the ground.
Timing
Paint needs dry, clean pavement. After paving or seal coating, we stripe once the surface is ready, in sections so the lot stays open.
Fading
Strong sun and heavy rain wear lines quickly. Many Golden Triangle lots need restriping every year or two.
Lot layouts that work
A good layout makes a lot easier to use: clear drive lanes, logical traffic flow, enough room to back out, and accessible spaces on the shortest route to the entrance. When we do a new layout, we walk it with you before painting.
Curb and fire lane markings
Fire lane and curb marking requirements come from the local fire marshal. We paint to the requirements you have been given.
Restriping after seal coating
Seal coat covers existing lines, so a lot needs restriping after every seal. We schedule both together.
How many accessible spaces?
The 2010 Standards scale the number of accessible spaces to the size of the lot: for example, a lot with 1 to 25 spaces needs at least one accessible space, and the count rises from there. We count your lot and lay out the number the table requires.
Paint and durability
Striping paint dries fast, but sun and tires wear it down. Lots with heavy turning traffic may need restriping of drive lanes and arrows more often than stalls.
Striping a new lot
After paving, we lay out stalls, aisles and accessible spaces on the fresh surface, then paint once it is ready. Laying out a new lot is a chance to improve traffic flow, add spaces or move accessible parking closer to the entrance.
